Its pretty spot on but you can only use whole years and not half years... eg 6.5 or 6.2 years its whole years like 6 years or 10 years not 6.5 or 10.5 years

This is a great and easy to use, especially for house shopping. It is easy to adjust the financial figures necessary when you are calculating the monthly payment on a property. In essence it does exactly what it is supposed to do. Great resource in either investment or personal real estate.
