Inaccurately calculates balloon. Calculation is always based on 30yr amortization schedule (doesn't matter what term loan you enter).

Zillow Mortgages is a little better. It allows your to shop estimated rates for that day, what Zillow doesn't have is the ability to shop different types of loans or estimate balloon rates.
