REsolve FM System (PM) for Android
The Preventive Maintenance Dashboard or PM-board (i.e. REsolve FM System’s abbreviated form) is intentionally designed:
1. To ensure Term contractors carry out the planned maintenance works with due diligence, and with a clear objective to prevent unwarranted breakdown and failure.
2. To keep equipment wear and tear in check (in relation to MTTF/MTTR specifications by the OEMs).
3. To put in place a proper and stringent PM Tracking regime to prolong equipment life span, shift the equipment bathtub reliability curve by 2 to 5 years (whether non comprehensive or comprehensive contracts), and achieve a “value-creating” proposition much desired by Real Estate owners and Facilities managers.
What Uses it has
The purposefully designed PM-board will ease busy Real Estate professionals in their daily tracking of the PM activities, and provide clearer visibility of their Executives/Service providers’ diligent Performance Assessments at the ground level, thereby preventing efficiency slag and performance slack if left unchecked.
The data can harvest a powerful understanding of the operating behaviours of the equipment, thereby allowing timely justification for equipment CAPEX repairs or replacement.
What each Gauge indicates
Each time a scheduled Preventive Maintenance (PM) activity is completed, the Ratings of three Gauges will be updated, Real-time:
1. Rating ‘Green’ indicates the task was Completed, and On Schedule.
2. Rating ‘Yellow’ indicates the task was Completed, but Not On Schedule.
3. Rating ‘Red’ indicates the task was Not Completed.
At any time a Board Review is required, the gauges are able to highlight the real-time PM status, by clicking as follows:
1. Gauge #2 (‘Yellow’ – Completed, but Not On Schedule), will reset the Monthly PM Schedule to indicate only those days in which the PM activities were carried out (Completed, but Not On Schedule).
2. Gauge #3 (‘Red’ - Not Completed), will reset the monthly schedule to indicate only those days in which the PM activities were not completed.
3. Gauge #4 (Overall Summary of PM activities), will show the Man-hours spent on each activity.
